Toys r us Redevelopment

About

The TRU Redevelopment in Orland Park is a high-profile retail repositioning located along the highly trafficked LaGrange Road retail corridor at the intersection of W 151st Street and IL Route 45. Formerly occupied by a Toys “R” Us, the site has been reimagined into a vibrant multi-tenant dining destination that enhances the surrounding retail ecosystem.

Situated on approximately 4.8 acres, the development now features a strong lineup of national restaurant tenants, including Raising Cane’s, Panera Bread, Smashburger, Chipotle, and BJ’s Brewhouse. The project’s design emphasizes quality and connectivity, highlighted by brick pavers throughout the site and a significant infrastructure improvement involving the relocation of a 12-foot-diameter sanitary sewer that previously operated at full capacity for Orland Square Mall.

The site is strategically positioned near major regional draws such as Orland Square Mall, Dave & Buster’s, Target, and Costco, benefiting from exceptional traffic counts and consumer visibility. A key challenge of the redevelopment was ensuring adequate parking and circulation, which was successfully addressed through coordinated cross-parking and shared-access agreements with adjacent properties, including Dave & Buster’s.

What Makes This Project Special

Nestled within one of the strongest retail corridors in the south suburbs, the TRU Redevelopment leverages prime location, thoughtful design, and top-tier tenants to create a destination that seamlessly integrates with the surrounding retail landscape while maximizing a compact, high-demand site.
