Shops of Monroeville is a newly developed grocery-anchored retail center located along William Penn Highway (U.S. Route 22) in one of Monroeville’s most active retail corridors. The site, formerly comprised of outdated retail and residential uses, has been completely transformed into a modern neighborhood shopping destination serving a high-traffic regional market. 

Through extensive site engineering, the original 2.4-acre parcel was expanded by an additional 2.3 acres, achieved by placing 78 feet of engineered structural fill in 18-inch lifts. This complex process unlocked the site’s full potential and resulted in a cohesive approximately 5.7-acre retail center—effectively creating valuable retail land where none previously existed. 

The center is anchored by ALDI and supported by a strong lineup of national tenants including Mission BBQ, Taco Bell, KeyBank, and Jersey Mike’s. Nearby big-box retailers such as Walmart, Sam’s Club, and Home Depot further reinforce the corridor’s draw and daily traffic.
