Canal Roosevelt Shops is an urban retail redevelopment located in Chicago’s West Loop area, with prominent frontage along South Canal Street and South Clinton Street, just off the Roosevelt Road corridor. The project transformed a former industrial manufacturing building into a modern retail center anchored by Staples and Chase Bank, bringing essential services to a high-demand urban market. 

The 23,886-square-foot development played a key role in the ongoing revitalization of the Roosevelt Road corridor. Acquired quickly in a competitive acquisition environment, the site required careful navigation of urban constraints, including environmentally contaminated fill and challenging site conditions. 

A critical achievement of the project was securing City of Chicago approval for a Chase Bank drive-thru, a rare entitlement in a dense, core urban location. This approval significantly enhanced the functionality and long-term value of the site. 

Surrounding national retailers such as Dick’s Sporting Goods, Whole Foods, and Portillo’s reinforce the area’s strong retail draw and high traffic volumes.
